2024 Rates Announcement

Seasonal Campers,
We hope you have enjoyed this season as much as we have. Fish Lake is beautiful in the Fall, and we look forward to the fun Fall activities yet to come.
Thank you for your patience as seasonal rates are determined. Seasonal rates for 2024 were delayed because more information was needed regarding the expected property tax increases. We received the results of the tax assessment and no surprise; we’re getting a large increase.
Record inflation and increased expenses are being experienced by everyone. The cost of most goods and services has increased significantly over the last couple of years. Each year our Big 5 expenses are estimated for the upcoming season to set the new seasonal rates. These expenses are property insurance, real estate taxes, payroll, utilities (electric & propane), and garbage removal. If any of these 5 are estimated incorrectly, it can mean a difference in how our business stands fiscally.
Last year because the Village of Volo decided to tax the campsites and this cost was passed on to you, the seasonal increase (about 3%) was lower than needed and fell short of our rising costs. There has also been lost revenue from closing the beach to the public on weekends, but we received so much positive feedback from our campers who are now able to use the beach and community firepits, we’re keeping it that way. We have always prided ourselves on being fair, like rebating fees and extending our season when Covid hit in 2020. This was NOT the standard in the industry.
In considering all of this, 2024 rates and terms are as follows:
- A flat rate increase of $200.00 for every tier is needed.
- The special discount to seasonal campers who have been with us for 25+ years will continue.
- Seasonal campers may make installment payments for their site fees beginning with the $500 deposit due on or before October 15th. Payment in full is required by April 15th, 2024.
Individual invoices for the 2024 season will be emailed to each seasonal camper by Tuesday, September 19th.
Other things to keep in mind:
- If your deposit isn’t received by October 15th, 2023, you risk losing your seasonal site. There is a waitlist of families eager to commit to a 2024 seasonal license.
- If you change your mind and will not be renewing your site license for the 2024 season and want your deposit refunded, you must inform us in writing by January 15th, 2024, in order for your deposit to be refunded.
- If you do not pay your deposit by October 15, 2023, you will not be eligible for guest passes in 2024, even if your balance is paid in full by April 15th, 2024.
Cash, checks, or money orders are accepted at the store Mondays through Fridays, 9am-5pm, through October 15, 2023. You are welcome to mail a check or money order to Fish Lake Beach Camping Resort, 32223 N. US Highway 12, Volo, Illinois 60073. License fees, including deposits, made by credit card will incur a 3% convenience fee.
